Since November 2017, the construction of 1+0 studio apartments in Turkey had been prohibited. However, on August 13, 2025, an official regulation published in the T.C. Resmî Gazete reinstated the right for developers to build such housing units, provided that certain technical conditions are met.

Key Requirements

  • The living room must include a bed niche at least 2.5 meters wide and with a minimum area of 9 m².

  • The share of studio apartments within a residential complex must not exceed 20%.

Thus, studio apartments are making a comeback to the Turkish real estate market in an updated format, more aligned with modern housing standards.

Why Were They Banned?

Since 2017, studios were considered unsuitable for family living and not meeting the standards of comfortable housing. Therefore, the legislation restricted their construction. However, the housing market and the tourism industry have undergone significant changes since then.
